To book a room or property, please contact our office on 01524 888880 or 07872 377266 or email email@example.com. You will need to pay the stated booking fee and or deposit to secure a property. Once this is paid, the property is taken off the market.
This varies depending on the property. Most of our properties have to be taken as a whole with a group of tenants who sign a joint tenancy. We do have studio flats which are for 1-2 people as well as some larger flats where we allow booking of individual rooms.
We offer two booking options.
i. For all properties with 2 beds or more we require a deposit of £250pp of which £50 is a booking fee. The remaining £200 will be held as security against your tenancy. For 1-2 bed properties we require a £500 deposit of which £50 is a booking fee. The security deposit will be refunded less any charges you incur throughout your tenancy.
ii. For properties with 2 beds or more pay a fixed non refundable booking fee of £150pp with no additional deposit, subject to at least one tenant being a permanent UK resident with a UK guarantor providing security for the tenancy.

Yes, as a tenant, you will be asked to provide a guarantor for your tenancy. A guarantor is someone who guarantees the rent and liabilities of the tenancy on your behalf (usually a family member). They will be liable for any payments that you cannot meet within the given deadlines. For termly payment options, you must have a UK guarantor however if your guarantor is based outside of the UK, you must opt for an annual in advance payment option. Your Guarantor will be required to sign your Tenancy Agreement and provide proof of ID. Alternatively, If you are an international student you can apply to services such as housinghand.co.uk or ukguarantor.com to act as your guarantor.

Your rent and deposits are always paid directly to the Landlord, unlike some agents that collect the rent and forward on to the Landlord.
Rent payment dates vary depending on if you are a UK resident student with a guarantor or an international student. Students with a guarantor pay in 3 termly instalments which coincide with student finance dates. These are 4th October, 19th January and 20th April. International students are required to pay their annual rent in advance before occupancy can take place.
Yes all our Internet services are unlimited and fibre connected where availability is present. For houses or flats with up to 5 students we provide up to a 38mb Fibre Connection. For properties with more than 5 students we provide up to a 76mb connection.
All our properties have a strict no smoking policy.
Yes. Our communal areas in all our apartment blocks are cleaned every week. Our city centre flats each get a monthly clean included within the rent. You can opt to have your flat cleaned every two weeks at an extra cost of £250 per person per annum. As part of the cleaning service we clean all bedrooms, bathrooms and kitchen lounge areas.
Car parking is available subject to availability. There are a limited number of parking space permits available in the city centre. The cost of these are £650 per annum. All non city centre properties come with free on street parking.
No. All students are exempt from council tax subject to providing the correct evidence to the council that you are a student.
Yes. If you sign up for a consecutive year, we will roll over your booking fee and deposit and allow you to leave all belongings in the property.
We can store personal belongings over the summer subject to availability. We have limited storage space available.
Yes. All our properties have washing machines and there is no additional charge to use these. Some of our properties have both washer/dryers. Nearly all City Centre housing providers require you to pay extra for use of the launderette. This can cost in the region of £10-£15 per week extra on top of the rent. At Unipad you have the convenience of a washer/dryer in your own apartment without any additional charge.
Before you are due to move in to your Unipad property, we will contact you to arrange a check in date. On this day we will meet you at the property and carry out an inspection of the property. We will give you all keys to the property at this time.
Yes, we have a city centre office at 7 Kings Arcade, Lancaster, LA1 1LE.
All Unipad tenancies are 50 weeks. This means you can stay in our properties over the summer. In most cases this still works out significantly cheaper than campus when you take in to account extra weekly laundry costs you incur on campus in addition to your rent. Some private Landlords offer a half rent over the summer period but charge more per week making the annual cost either more expensive or the same as our annual rent. We constantly monitor our rental rates and we are generally cheaper than other landlords for a similar standard of property. In summary we believe the rent payable offers great value over rival properties when you consider the standard of our properties and the excellent level of customer service we offer.
TalkTalk TV is a dedicated TV set top box that allows you to watch on demand TV, use TV apps like netflix, bbc iplayer, ITV Player. It also comes with 6 Sky Channels inc Sky Sports News and a host of channels that you don't get with Freeview. You can also record full series and watch at your convenience. All our properties are fitted with this without any additional charge.
